The entire process of getting started is the most convoluted and challenging situation I've ever experienced in my renting/leasing history. First, it is next to impossible to contact property managers.
I had to figure out how to open a ticket as a non-resident just to get someone to pay attention. I got phone numbers for leasing teams that were disconnected or not in service. Chats with agents yielded nothing. When I finally got someone, the things they told me were opposite of what I actually had to do.
They give you three days to switch utilities or you pay the utility and a fifty-dollar late charge. That's fine, but I transferred my utilities four days before I moved in and they still charged me the fifty bucks for God knows what, and some other unknown fee. When you open a question with them, they take between five and seven days to respond. So while you are sitting worried about your finances, they are just not available.
I don't want to get started on the nightmare of using their partnered services to transfer utilities. I could have simply transferred myself in the individual utility apps for a nominal fee, but their 'citizens' service took the liberty of creating all new accounts for utilities, meaning I had to have my credit run again multiple times and take over two weeks working with cable internet and electric to fix their mistake.
In the most unemotional way possible, I would like anyone that comes across this post to know that Pathlight is by far the worst leasing agency possible. There are plenty of other companies you can work with that are a breeze to deal with compared to Pathlight.

I am writing to express my utter despair and frustration with Pathlight Property Management, which has been acquired by Blackstone. Despite their promises of transparency and accountability, they have consistently failed to deliver on their commitments.
In 2019, I was promised that my home would be ready for move-in on June 1st, but it was not even habitable. The property was in disrepair, and I was left to deal with the aftermath of a contractor's negligence.
Since then, I have experienced numerous issues with maintenance and repair, including damage to my home and unlicensed contractors. The company's lack of transparency and accountability has been frustrating, and I have lost confidence in their ability to manage properties. It's as if they are more interested in fighting legal battles with their tenants than actually fixing the problems they created.
Recently, I was promised an early termination and a transfer to a new home that was ADA compliant, but it has not been prepared for occupancy.
The property is in disrepair, and I have been forced to continue living in a substandard home. Pathlight's handling of this situation has been unacceptable, and I have had to deal with multiple issues, including leaks, damage to the roof, and lack of essential safety features like smoke detectors and GFCI protection.
I am not alone in my experience with Pathlight. Online reviews from various sources, including Yelp, Trustpilot, and Revdex, paint a similar picture of frustration and disappointment. Tenants who have had the misfortune of dealing with Pathlight have reported similar issues, including:
Unlicensed contractors causing damage to their homes
Lack of transparency and accountability

I hope that someone will take notice of the consistent pattern of poor behavior exhibited by Pathlight Property Management and take action to protect tenants from their predatory practices.
I am tired of being treated like an afterthought by a company that only cares about making profits.
I am tired of being forced to live in a substandard home while they reap the benefits of our hard-earned rent payments.
I am tired of being ignored and dismissed by a company that refuses to take responsibility for their actions.
I hope that my story will serve as a warning to others: stay away from Pathlight Property Management. They are not a reputable company, and they will not treat you with respect or dignity.

Since move in date on June 25. Three weeks to get a stove beautiful Stainless steel.
Left with an off-white refrigerator that I'm being told. I have to repair and for the parts. And then they're gonna send someone out now. Supposedly to put the parts on it, but not the drawer, not the shelves, because that's
Cosmetic.
I didn't know me. Having a place to store my condiments was for looks. The dishwasher they're gonna send someone else out to look at that again after I told them. Okay, now we know at work, but i'm not putting my dishes and that nasty you think.
The hood range has rust and paint pilling off of it in all types of nasty gunk that I can't clean on the inside. I don't have a filth of what I can get a filter for it. But what good is the filter if it's nasty on the inside. It is almost reaching the 30 day.
So they're trying their hardest to nut. Answer well the maintenance people are answering. But the young lady who was assigned to me for my go to person Send me a message saying it's as is. As it is was For the cleanliness.
Which I still had to do clean up the poo that was next to the toilet in the bathroom. Also, she also told me that I can go and get my own appliances now. Remind you appliances is included on my lease. After I told her that is unacceptable.
And if other people are doing that. Because she told me other people. When I found out that by the neighbor that it was the people before me are doing it. They should not be doing it either if they're paying almost two thousand dollars.
So three days from thirty days. And I have diligently just said. Please just swapp 'em out with some new ones and not some that you got from the junkyard. But that's too much to ask for a person who pays their rent and not getting something for free.
But.
They're treating me like I am getting something for free. I have not had a decent. Sit down in my kitchen because I don't want to put no food in that refrigerator but I had to get something to put in there. Because I need to eat but I still don't want to look at an eye sore and then also now the.
Refrigerator is leaking at the bottom. I explained to them once that block of ice melt. That ambient air was gonna get in there and the refrigerator was gonna act like there is no door there. The refrigerator is now running harder.
It probably was already running harder which is why it was hard to open. I told him it looked like the hinges are lift it in may fall off after a few too many swings. And they assured me that wasn't a problem. But they never fix the major problem.
Which is The ice dispenser. There.
's a flap missing it's clogged. When was clock for as of today? There was no ice.
It has melted because it is hot in my A. C is not keeping it cool. Enough to keep the ice on the. Refrigerator from melting which I should not have to run my AC.
So much To keep my refrigerator ice door clogged with ice.
So that ambient air will not get into the refrigerator. I can't understand why they can't just replace it.

From the initial start of the application, it has been a nightmare. The website was having issues.
They state a 15-minute application process, but it took over 2 hours and there were twelve $20 fee charges as I kept encountering a 'transaction failed.' There is barely any human customer service. The house was not, and still is not, move-in ready after 2 weeks. The water valve to the refrigerator is broken off, so after 2 technicians said you need a plumber. There is still no plumber, hence no ice.
There were dead roaches and droppings in all cabinets and on top of the cabinets ― disgusting. There is a charge of $24.95 to have a keypad at the front door. However, the door into the house from the garage has 2 locks, but no keys and no keypad.
I was so excited when I got this house. I just moved in and now I want to move out!

Pathlight has not done us right for the last 5 years we've lived in their home in Colorado Springs. We were told our new Pathlight house would be ready to move in on June the first 2019 so we packed up everything we moved from Arkansas to Colorado Springs only to find out that the house was a wreck and no way to get ahold of Pathlight.
They never have any contractors in your area they don't have any maintenance employees that work for them so they try to hire handyman and subcontractors unlicensed and all you ever end up with is *** jobs. You will spend all your time chasing these contractors they actually threw a refrigerator down our staircase. Pathlight has been bought out by Blackstone America's largest consumer renting company and we were told that they were going to start hiring their own maintenance employees so they could have more control over the work being done. I became wheel chair bound in March so we were seeking a new home.
So we called pathlight and talked to our home partner which was Ricky C. and Ricky C. said we could get an early termination and switch to a different home on one level ranch so we looked and we found 1 that was Ada compliant and we put in for a transfer we were supposed to move in April 19th 2024 we went and looked at the home way before we signed the papers and it was a mess but we were told that it would be brought up to code and brought up to a standard that was livable. However it is now almost June and this home has been damaged more than it has been fixed.
The fake grass in the front yard has been destroyed because their contractor that they hired dropped a gallon of paint and just walked through it tracking it all over the concrete and all over the fake grass and ruined it all. This house has also had a many many problems from plumbing the needs addressed. This house had no co 2 detectors no GFCI protection and no smoke alarms, and they thought we were going to live in at that way. We are still waiting for this house to be ready for us to move in too so in the meantime I'm in a wheelchair trying to maneuver around my 5 bedroom 3 bath house full of nothing but boxes because Pathlight told us to pack up we would be out of this house by April 19th not true.
I would not recommend Pathlight to my worst enemy. Rent from anybody else but Pathlight if you have any common sense rent from anybody else. We told Pathlight we had a leaky roof it took them over a year to come and fix the roof and all the windows leak and they said well we're not going to replace your windows because you moved into it with that condition. That is the reason that we are waiting for this house to get ready and me inspect it before we move into it.
If you're dumb enough to rent from Pathlight you'd better be smart enough to look at it before you move into it because I guarantee if you lease it unseen you will not be very happy.
With the amount of rent they charge you will never get your maintenance request completed do your research they have 1,000s bad reviews. Currently we are still waiting for our home to be completed the utilities have been in our names since April we're currently have utilities in 2 homes and currently we have leases on 2 homes but yet we can't really live in any one of these homes because the 1 that we rent now is full of boxes from packing and I'm in a wheel chair trying to live out of boxes.

I regret not doing the interview with this company to let them know about what pathlight is doing because after I didn't do the interview, things get worse. From.
June 25th, until now.
I have been trying to get a functioning kitchen. It has been babbling back-and-forth with fees. That are incorrect or waiting for compensation for when things were not correct with the place. They did replace the stove after I contact this company.
And they saw that it was online. And immediately when I did not do the interview, they decided that they were not going to replace the. Refrigerator like they said they were going to. The oven range over the stove has pilling.
Paint and rust the dishwasher is just as worst. I told them 2 weeks ago about how the. Refrigerator is now leaking at the bottom. I also told them about how that I said that was keeping air from coming in and keeping the freeze apart cold is melting.
It is really hot in georgia right now. I came home yesterday on August 1st I have a bill do to pay my rent and have another bill saying that I didn't transfer the utility which I did and had proven. The other company was saying Hey. Please Concord us and pathway has yet to do that.
But they're still asking for money that it's not supposed to be. Give it to them, have not compensated for. Me not having and then my refrigerator was shooting sparks when I opened the freezer door yesterday on August 1st. When I call the emergency number?
They want to send someone out here to try to fix it again. Knowing that they had already said they were going to replace it knowing that the refrigerator such an old unit that the parts are not even manufactured anymore.
And if they are manufactured anymore, I'm not hope keep taking a chance. I'm coming back out to keep on fixing something when they know they should have been replaced it.

Maintenance is horrible
This company is horrible when it comes to responding to maintenance. We have been in this property for almost six years.
EVERY summer it has been an issue with the A/C. EVERY summer they send someone with a quick fix. This time they sent out 4 or 5 different repairmen and they ALL said the unit needs to be replaced. They only want someone who can do a temporary fix.
We have been almost 30 days with no adequate A/C. They sent two cooling units but thats totally a waste because we have over 8 rooms that need air. We have never been problem tenets and pay over $2500 every month on time.
They respond so nonchalant in these 90 and above degree temperatures! Unacceptable!!!

This company has been a headache since day 1!! Maintenance issues take months.
NOONE returns calls or answers the damn phone...twice we have had water coming in the basement. Ruining our belongings... they take weeks to come out. Once again, we have water coming in another part of the house, and emergency maintenance means nothing...
and now it's seeping in under the foundation. I am sick and tired of this company they are only interested in the rent check. My god... they don't even have offices where they have houses...so who the *** is the maintenance anyway...contractors.
poorly ran customer service, and they don't care. We have rain all week. sent pictures and nothing called, and nothing ...emailed and nothing.
So we have to spend our nights sopping up.water in the basement and watching the home we rent get ruined and who knows unliveable by the time they get to it! So done with this place...will never rent or recommend it again

Delayed response to ac repair.
Still unresolved issues concerning the air conditioner/ heating system. Monday 12 23?when the tech returns will make 13 days without AC/ heat in the house.
This is unacceptable. Please do whatever is necessary to resolve this matter.

No human communication...agents, God bless them, are simply listing agents and everything goes through pathlight "corporate." Communication was lacking, no telephone, email was slow to respond, and still zero accurate explanations about their shortcomings. If you have time to wait when they can get around to you then this is your mgmt company. Good luck, truly when you have an emergency at the property.

If I could leave less than a star I would. First off, the house was a complete WRECK when we moved in.
Stains on all the carpets, dirty walls, ceiling fans that looked like they hadnt been cleaned in over a year, spiders everywhere, dirt and hair in the carpets and every corner of the wood floor. I could go on. I had a 4mo, so every evening at bed time was the only time we had to clean a room at a time. I stayed every single issue in the move in questionnaire and never heard from them.
We put in a few work orders while there but they were never addressed. Thank God they were nothing dangerousfast forward to move out. We let them know that due to job relocation, wed be moving out a half month early but would continue paying rent until our lease was up. They sent us an email saying we have insufficient notice and owed them all this money.
My husband emailed back reminding them that he stated we would pay for the remainder of the lease and utilities and then the charges disappeared and they sent us our final bill.
THREE MONTHS AFTER MOVING OUT, we get a letter in the mail stating we owe them thousands of dollars for the reason we had ALREADY resolved. My husband is refuting it with email receipts.Im so done with this company and hope after seeing all these reviews you NEVER work with them.

Move in February 5 24 , half electric out 1st floor , toilets running,leaking , no ice maker , microwave doesnt work , gaps in exterior doors , bugs losing expensive air , sink line burst wet floor ,cabinets, for seven days now upstairs toilet leaking, running, bathroom floor wet ceiling 1st floor fell down exposed current leak , past leak , water stream /path Mold old and new , future growth, they working on it , but have not seen the first rep from Pathlight on this particular issue of active leak Ok Back story ; Day 1 Pathlight had 7 technicians out on 4 different trips for electrical, no resolve , Out side vendor comes in repairs done in 30 min Done .
Sink leak 3 trip Pathlight, 30 min vendor Fixed and done. Toilet leaks multiple techs multiple toilets , this one toilet leak run from day 2, 6 technicians 8 trips parts installed, woke up to water on downstairs floor and water dripping on head , 7 days now same scenario, mutable calls ,w o , resolution dept . Not one rep show up , 23 different w o generated, 9 different technicians, 3 months in , days sitting waiting;on issue of hours not move in ready , hidden plumbing issues, Mold from past patch jobs, Demon House of *** ,

Never rent from this company. They do not care about you as a renter whatsoever.
We moved in December 2023, and it has been an absolute nightmare. Upon move in day, the house was not clean at all. Opening the oven revealed the most disgusting thing your eyes could see moving into a house. We cleaned everything ourselves.
All the outlets in the bathrooms didn't work and it took weeks to fix. The hot water did not work in our master bathroom shower and was fixed roughly 5 months after moving in. Almost none of the doors shut properly and had to be fixed by me. Any work order that has been put in would typically take multiple visits to fix.
BUT the biggest problem of everything is our AC. It has constantly gone out and Pathlight drags their feet on ever fixing it. Any technician that came out simply put a Band-Aid on a much bigger problem. This all came to a climax when the entire system had to be cut off because the system leaked into our ceiling so badly that it was at risk of falling through.
Collectively, we have been without AC for upwards of a month. The problem is still not fixed. Every other day, I have to climb into the attic to shovel water out of the drain pan just to keep our AC on.
Pathlight Property Management is a terrible company with even worse customer care.
Do not rent from this company. They should not be in business.

Horrible Experience
The horrendous reviews all over the internet must be accurate.
I was bounced back and forth in the Holding Queue several times due to PATHLIGHT ERROR only to be finally "approved" WEEKS later and kept from seeing the property completely. I was told there were major cosmetic issues that would be finished before move in, without it being in writing, yet, forced to sign a lease that specifically stated that I was agreeing to "having seen the property and accepting it AS-IS".
A 77 PAGE LEASE was sent to me.
77 pages is absolutely RIDICULOUS. And as I read through it, which obviously most of the tenants don't do, it relieved Pathlight and the "owners" from as much liability as legally possible with some sketchy loopholes involved as well.
The listing agent knew NOTHING. Always passed the question to Pathlight, but could never get a response.
The listing agent herself wasn't even local (in a completely different state) and made it IMPOSSIBLE to view the property. I had another local agent call Showing Time to see what the issue was and the issue was very clearly on the listing agents side while she dodged us.
Anytime I reached out to Pathlight, I got the runaround and delayed "responses" to the issues I was experiencing.
It was an incredibly stressful experience and delayed finding a home for myself and my family SIGNIFICANTLY which has made a major impact on our wellbeing will trying to move.
I am SO glad I didn't sign a lease with Pathlight despite the fact that I THOUGHT it was the perfect home for us.
